What is in every deal I send

The full address

Street, city, county and parcel number. Drive it yourself before you reply if you want to.

Condition, honestly

Photos of the bad rooms too. Fire, water, roof, foundation, anything I know about gets said.

My numbers, shown

The ARV I used, the comps behind it, and my repair estimate at the high side. Disagree with any of it and tell me.

My fee, stated

You will see what I am making on the assignment. It is on the sheet, not buried in the spread.

Title already opened

Which licensed company is holding escrow, and what the preliminary search turned up.

Known encumbrances

Liens, probate, code violations, municipal balances. Found before you commit, not after.

How we close

Assignment or double close, whichever your lender needs.

Most of what I send is an assignment of my purchase contract. If your hard money lender will not fund on an assignment, I will double close instead and cover my own side of the extra costs.

Tell me which you need when you join and I will not waste your time sending deals structured the wrong way.

What I need from you

Proof of funds

Bank statement or a lender letter, once, before your first offer. Not before you join the list.

A straight yes or no

Within a day or two. “Maybe” on a property under contract costs the seller more than it costs me.

You close when you say you will

I have told a homeowner a date. Retrading at the table ends the relationship, not the deal.

No membership, no fee, no obligation on anything I send. I make my money on the assignment, from the buyer who takes the deal.

How often I email

Only when something matches what you told me. Some weeks that is nothing at all.

I would rather you open every one than delete most of them.

Your details are never sold, rented or shared. One unsubscribe removes you from everything, permanently.
